Information for Tenants

This section is aimed at giving you all of the information that you would need to know about renting a property from Henry May. In order for any tenancy to commence it is a requirement that several factors need to be completed and a legal agreement between the Landlord and tenant drawn up.

 

What Legal documentation is required

In order to protect all parties involved it is necessary for some legal documentation to be completed. The most important is an agreement called an "Assured Short hold Tenancy". This details what duties and obligations each side of the agreement has to fulfil and forms a legally binding document between both the tenant and the Landlord. The features covered by this document are:

• What rent is to be paid and when
• The duration of the agreement
• Sets out who is responsible for the running expenses of the property
• What obligations you have with regard to the property
• What obligations the Landlord needs to fulfil.
• If any part of this document is not followed to the letter then it could form part of legal proceedings, which would result in the agreement being brought to an end and you being asked to leave the property.
• If this breach were to be your fault then you would be liable for any costs involved in the bringing of legal proceed

How would I apply for a property

After viewing a property, if you wish to proceed you will be asked to complete a form giving details of employment etc.

A holding deposit, equivalent to two weeks rent (this to form part of the bond), is taken (non-refundable) this enables the application to be processed.

Once satisfactory references have taken place we ask that one months rent be paid in advance along with the balance of the bond. Normally equivalent to 1 months rent.
